Quotations & Pricing

Yes, completely. Our initial consultation and written quotation are 100% free and carry no obligation whatsoever. We'll discuss your project, visit the site if needed, and provide a detailed written quote — all at no cost to you. There's absolutely no pressure to proceed.

We aim to respond to all enquiries within 24 hours. For larger or more complex projects that require a site visit, we'll typically arrange a visit within 2–3 working days and provide the written quote within 3–5 days of the visit. For smaller jobs such as painting or bathroom tiling, we can often provide a quote much faster.

We work hard to ensure our quotes are accurate and comprehensive from the outset. Our written quotations are itemised and detailed so you know exactly what's included. The only time costs change is if there is genuinely unforeseen work uncovered during the project — such as hidden structural issues or concealed pipe damage — and we always discuss and agree any additional costs with you before proceeding.

Our standard payment terms involve a deposit to confirm booking (typically 10–20% depending on project size), with staged payments tied to agreed project milestones. The final balance is due on completion and sign-off. We never ask for large upfront payments and always provide receipts and invoices for all payments received.

Project & Timeline

Timelines depend entirely on the scope of work. As a rough guide: bathroom renovations typically take 2–4 weeks; kitchen renovations 4–6 weeks; extensions 8–14 weeks; full house renovations 10–20 weeks. We provide a detailed project programme with every quote, broken down by phase, so you always know what to expect and when.

It depends on the scale of the project. For smaller works like a single bathroom renovation or exterior painting, most clients stay in the property without issue. For larger renovations or full gut-refurbs, we recommend vacating if possible — not because it's unsafe, but because living through a major build is disruptive. We'll always advise you honestly on what to expect so you can make the right decision for your family.

We take site cleanliness very seriously. We use dust sheets, temporary hoarding, and protective coverings to contain dust and debris in work areas. At the end of each working day, the site is swept down and materials are stacked neatly. For larger projects we hire skips regularly so waste doesn't accumulate. We leave every property as clean as we found the areas we're not working in.

Insurance & Guarantees

Yes. We carry full Public Liability Insurance and Employers' Liability Insurance. Our certificates of insurance are available on request — we're happy to provide copies to any client or their solicitor as required. We would never take on any work without comprehensive insurance cover in place.

Yes. We stand behind our work with a written workmanship guarantee. The duration varies by trade — for example, structural works carry a longer guarantee than decorative finishes — and all terms are set out clearly in your contract documentation. If anything is not right after completion, we come back and fix it. No argument, no charge.

Absolutely. MTARISE operates as a General Contractor, coordinating trusted certified specialists for electrical, gas, plumbing, and all other regulated works. All electrical work is carried out by certified electricians with full ECTI test reports. Gas and boiler works are completed by registered gas engineers. Our plumbers operate to the latest Irish Water and building regulations. We can provide specialist registration numbers and certification documentation on request.

Planning & Permissions

Many common residential works — including single-storey extensions up to 40 sqm to the rear, attic conversions, and most internal renovations — can be carried out under Exempted Development regulations and do not require planning permission. However, the rules depend on the specifics of your property, its location, and what has already been built. We'll advise you during the initial consultation and flag clearly if we believe planning permission is needed for your project.

Yes. We work closely with a number of experienced local architects and structural engineers and can recommend trusted professionals who understand residential projects in Dublin. Whether you need a full architectural design, a structural engineer's sign-off, or an energy assessment, we can connect you with the right people. We're happy to coordinate directly with your architect or engineer if you already have one appointed.
